Market Your Home

  • Whether you’re doing the Marketing as an MLS Entry Only or we’re Doing the Marketing as a Flat Fee Listing: All marketing should be geared toward making the phone ring. Remember, you aren’t trying to sell the home online, you’re trying to get buyers inside your home. Don’t forget to be flexible with showing times.
  • Seasonal sales require unique approaches…. A Spring Sale is very different from a Winter sale. In this parts of the country (Massachusetts), April is the best month to put your home on the market.
  • If you’re offering a commission to selling Agents, it’s recommended you put a lockbox at the premises for easy access by agents who want to show your home.
  • Sometimes it’s good to hold an “open house” especially if your home is in a high traffic area. Don’t forget that Saturdays are just as popular as Sundays.
  • If you’re not very good at taking pictures, hire a good photographer…. anything you spend will be well worth the dollar investment. Virtual tour can also be a powerful marketing tool although not every home will benefit from this kind of investment, consider drone photography as well and advertise the virtual tour link in your marketing materials.

If I decide to upgrade to a Flat Fee Listing (Full Service) Listing,
can the MLS Entry Only fee be refunded?

A.  
Surprisingly.... The answer is YES!
We offer MLS Entry Only for (for sale by owner FSBO) sellers, and a competitive money
back option for Sellers who wish to convert to our full listing service at any
time during their MLS (Multiple Listing Service) posting. If you consider full listing
service as your “plan B” alternative, we allow you to try the MLS Entry Only
listing with absolutely no risk. When we convert the MLS Entry Only listing
into our Flat Fee Listing (Full-Service), the fees you paid will be deducted from our
commission on closing.

Do You Offer B2B or Wholesale Packages?

Do I have to offer a commission to a buying agent?

A.  
No, you do not have to offer a cooperating broker commission. However, we do strongly encourage
offering a commission because it will give any buying agents an incentive to
show your property so you can get it sold as quickly as possible.

Can I Post My Rental Property?

A.  
Yes, we're happy to work with Land Lords and Owners to post rentals
on MLS (Multiple Listing Service).


Q.
How are incoming leads or offers for "MLS Entry Only" handled?

A.  
When we receive a lead for your property, we direct them to you and give
them the contact information that you provided. You will be required to handle
any showings and open houses yourself. If we receive any offers we will forward
them to you. You will have the option of handling the offer privately, or upgrading
to an additional package that provides offer assistance if you require it.
The choice is yours!


Q.
How will my listing appear on MLS (Multiple Listing Service)?

A.  
The posting of your property is exactly the same as if it was completed by a
full service REALTOR® Similar forms are used and the information is subject to the scrutiny of the real
estate board and the MLS (Multiple Listing Service) rules. The forms basically indicate that you are
not represented by a REALTOR® and are selling privately.

 


Q.
Can we show our contact information on the listing?

A.  
No. Nowhere on the MLS
(Multiple Listing Service)
posting can the contact information of the seller appear to the Public.  We provide a full page
listing on the igotmyprice.com website where we are free to publish your contact
information, photos, private website address and any other information you
might have related to the private sale including any buyers agent incentives.


Q.
Should I let other agents show my property?

A.  
Sure why not, the property is posted on
MLS (Multiple Listing Service) so Agents will see it too.


Q.
Can you make changes to the listing once it is advertised
on
MLS (Multiple Listing Service)?

A.  
Yes, changes of all kinds are
allowed. Changes usually take 48 hours to process and must be requested via our
MLS® change request form. Contact us for this form. Depending on what
package you purchased, the change may be subject to a $25 fee.

What area do you cover? What if my
town is small or property is rural can I still list on MLS (Multiple Listing Service)?

A.  
We are a licensed Massachusetts Real Estate Brokerage and offer "MLS Entry Only", "Flat Fee Listing" and Full Service for homes located all throughout Massachusetts including the Islands.

I heard private sellers can’t list directly on MLS. How do you make this happen?

A.  
We are members of the MLSPIN (Multiple Listing Service).  We believe in fairness
and have chosen to offer "MLS Entry Only" and "Flat Fee Listing" services to private Sellers and Owners like you.
